what to offer on a reo property?

We want to buy a reo property in Maryland. we were intially in the market to buy a SFH on sale by owner. but this reo property is right where we want to buy. the listing agent is very difficult to get a hold of. the house is offered at approximately 12% less than the market price. it has not been occupied in atleast a year. the home has been winterized. we are not sure if we should just offer the listing price or we should ask for less than the listing price. we also don’t want to get into a bidding war and increase the cost.

If you want the house you need to offer more then list price, if you do not really care if you get it or not stick with the list price. It would be unusual for them to take that much below market though.

Employer Disputing Unemployment Claim?

My former employer fired me on Feb 12 and I have been filing for Unemployment ever since. I worked from home during the snow storm we had here in Maryland. The job I held involved working a database of phone numbers and logging calls in the database. The employer fired me via email stating I did not work my database and that the notice served as official termination. Mind you, I had loss of power, which I informed the employer of and not only that if I had not been working that week, how did I make a sale? One to two sales per week were the norm at this job. So any way, I file for unemployment benefits and when I have my phone appointment, I was in formed the employer was disputing, giving them litany of reasons why I was fired including, tardiness, attitude, not working, rude to customers, rude to managers. She informed me that there would be call me again once she heard from the employer again. So another week and a half goes by and the lady from UI calls me again. This time she says the employer is accusing me of falsifying information in the database, making it seem like I worked when I didn’t. I really don’t think these guys can win this case because not only did they accuse me of this, but they also told UI that I was warned about this alleged behavior a month ago…of course they have no proof of this because it never happened. Nor was I rude to customers or any of these other things they are alleging. Nor can they prove this with written documentation that I acknowledged or sign.

I have a phone hearing Friday and I wanted to know if anyone else out there has gone through this. One messed up part about this is that the email that I received on the 12th has been deleted. I swear I do not remember deleting this email and there’s’ a part of me that believes I may have even been hacked by the former employer because he knows this email will prove my case.
Any advice you guys can give me would be helpful. The hearing is Friday. Thanks.

Usually the company representative doesn’t show up. Literally in all the cases I’ve heard of they didn’t. Even though it’s just a phone call. If that happens, you win!

If they do show up, just be ready with the truth. Stay calm, no matter what your former company says, and say exactly what happen. I suggest writing it out (like you did) and rehearsing. It’s important to not get so upset that you leave things out or yell.
