How can I get my car titled under these circumstances?

I bought a 1970 Dodge Coronet off of Craigslist, I visited multiple times and test drove it before buying. When I went to buy it, the title of the car was handed over to me and I paid the guy his money. The car had licence plates for North Carolina, but the car was titled in Maryland and after reading the title over more closely, I noticed that the document was full and the last signature was from a sale from one dealership to another, and the guy who I bought it from was not on the document. I tried to get it titled, and they said I couldn’t title it without the continuing form that has the owner who I bought the car from. I have been in contact with the owner and he says he has the lien documentation in his name, which I assume would suffice, however he has been impossible to meet up with and it makes me wonder whether he even has the form. Regardless, I have the car, and I have a title to the car that was renewed last in 2009. My question is based on my situation, what should I do next to go about getting my car titled in my name? Is there some way around all this crap, like perhaps order a replacement copy of the missing information or maybe declare the car as abandoned property (even though it’s at my dad’s house since I live on campus at college) and then obtain a title in that way?
well sure, we all make mistakes first time buying the car. But I find it unusual that he’s been willing to remain in contact, and we signed a handwritten document indicating that I purchased the car for such an amount, so I have his name. There is serious risk for him if what he’s done is illegal. I’m just wondering if anyone is knowledgeable enough to provide advice other than sell the car back. People sometimes buy cars without titles and they know how to work with it.

When you buy a car from a private party the seller MUST provide you with a CLEAR title, which he did not. A CLEAR title means the seller is the person named on the front of the title, and that the car has no liens against it. The seller never put the car in his own name, therefore it was NOT legally his property to sell. On DMV records it still belongs to the person whose name is printed on the front of the title. Since he did not register the car in his own name he is guilty of "Title Jumping" which is a crime. Your best option is to return the car to him,and get your money back. If he refuses sue him in court to rescind the sale. This is something that YOU can not solve yourself. The problem is the sellers to resolve.

If it becomes necessary to sue him your legal argument is the "Principal of Merchantability" which means when you buy something you have a reasonable expectation of being able to use it. So if you can not legally register the car in your name you can’t legally use it.

I am 15 turning 16, same for my girlfriend. We will have been going out for 10 months may 19th. I just found out today she is moving. Weve had a long distance relationship since july 19 2009(10months) and its been fine, theres been no problems or anything. I got to see her as much as i could. She lives in deleware, me in maryland. She is moving to alabama. So instead of 2hrs away she will be 12. There is no possible way for her pArents to change their minds. And no way for me to go. So please dont say "go with her" or any thing like that. I need serious answers. The house goes up for sale on mon. She means the world to me, and same for her.. The only way for me to see her is plane down on winter breaks but my family doesnt have the money. I need help. Im so depressed. Already punched some holes in things. Please help. I love her. Im not even afraid to say it. I LOVE HER!! :’( i need help. Please. I need answers that dont involve us breaking up. Its not an option.

How to resolve breach of Residential Lease-Purchase Agreement?

In February 2011, I signed a residential lease-purchase agreement with a contractor in the state of Maryland. The agreement states that the seller, (landlord/me) lease unto the Tenant (contractor) the specified residence for a term of 24 months. Rent for the premises is payable in monthly installments of $$$$ to be paid on or before the 1st day of the month which rent is due. There is a mortgage on the property and the rental money was to be applied to the mortgage by the contractor. The contractor had the mortgage payment book.

It is agreed that if the tenant shall be in arrears in the payments of any installment of rent, or any portion thereof, or in default of any of the covenants or agreements herein contained to be performed by the Tenant, which default shall be uncorrected for a period of 20 days after the Landlord has given written notice, thereof, Landlord may, at this option, without liability for trespass or damages enter into and upon said premises, or a portion, thereof; declare the term of this lease ended; repossess the said premises as of the Landlord’s former estate, peaceably expel and remove the Tenant, those claiming under him, or any person or persons occupying the same and their effects; all without prejudice to any other remedies availble to the Landlord for arrears or rent or breach of covenant. It is further mutually agreed that the parties, in consideration of the performance of all the covenants and agreements herein to be performed, and for Tenant agreeing to perform all repairs to the property as per agreement with document titled
real estate Contract Sale.

The situation is there is a mortgage on the property and it was agreed that the contractor would take possession of the property, make mortgage with rent money and perform repairs to the home while renting and at the end of 30 months, the option for the contractor to buy the home would be available. July 22, 2011, I received a notice from the mortgage company stating that the mortgage for that month had not been paid. I contacted the contractor by phone and email to inform him of the situation and to date, I have not gotten a return call from him. Also, the contractor subletted the property out to a tenant and she paid him the money for the July rent and was highly upset that he did not pay the mortgage.

Because we did have an agreement which the contractor breached the terms of the agreement when he did not make the mortgage payment and he is not responding to my calls, how to I get repossession of the property when there is a tenant in the residence that I leased to the contractor. What are my options since the contractor is not responding to my calls or communications?

u wish to sue for breach of contract. The court will suggest a mediator too

it will take up to a year to get a jury or you can seek a judge to decide with a summary
judgment.

or, since this is a lease violation, you can go to small claims court.

I flooded this guy I hate’s basement so bad that his entire house is ruined now!?

My name is Andrew and I’m 15.

This guy I hate named Scott was having a party and I went because my friend Peter was also going. I wanted Scott’s parents to find out that he had a party (they were on a business trip for a week) so that when they came back he would be in so much trouble!

So not long after I got to Scott’s house, I went in his basement. I went inside this utility closet thing and I took a hose. I opened a sliding door and hooked up the hose to the water spout thingy. I turned the wheel and water came out of the hose and I had it on full power and I aimed the hose so the water was going inside Scott’s basement! Then I closed the door (i couldn’t close it all the way cause the hose was in the way) and went back upstairs.

That happened at 5:00. Four hours later at 9:00, I went back to the basement and the entire thing was FLOODED with water! It was like a quarter of the way between the basement and the ceiling. I noticed that some of the water was going out through the crack in the door and going into other people’s yards!!

I called Scott over and I showed him all the water in the basement and he grabbed his phone and called his next-door neighbor who’s a plumber. He told Scott to open the door all the way to let the water out.

Scott did that and the carpet was SOAKED. His neighbor told him to rip the carpet off and Scott did and there was a bunch of water under it and also under the hardwood part of the floor!

So Scott went upstairs and told everyone except me to go home. He told me to put on dirty clothes and help him turn off the hose which was still going off outside. I changed and went outside with him and we tried really hard but the water was spraying out full force and we just had to leave it.

There was also some water from the hose going up toward the first floor and deck and the deck and siding was getting wet and water was starting to leak through the walls into the kitchen and living room!

Scott decided to try and call his parents with the landline phone but by then the water was going into the phone and electricity lines and when Scott was dialing their number the power totally shut off.

So Scott got out his cell phone and called his neighbor again and he was like you gotta come over and he did!

Scott’s neighbor had these scissor things and he cut the hose from the water thing and the water finally stopped but the basement and first floor were totally water damaged.

Scott called his cousin who lives in southern Pennsyvlania (we live in Maryland near the Pennsylvania border) and he told him everything and he picked up Scott and he slept over and their house.

I heard Scott and his parents have three options about their house:

-They could tear down the house and rebuild it.
-They could have it repaired with insurance money.
-Or they would have to move to another house and some home repair company would fix up the house and then put it up for sale.

I can’t believe I tried to do one simple prank and I ended up causing that much damage!! What will happen? Will I get caught and punished??

Help!

confess, you probably will get in trouble, sorry.

But at least if you do confess tell them you sincerely did NOT
mean to ruin there house, and offer to do anything to fix it.
