		<description>You do not have a lease, you have paper.  Without her signature it is not a lease at all.   And, no, of course it is not a crime not to have a lease!   It is perfectly legal for people to rent on a month to month basis.

If you put a stop payment on the check you have committed fraud, and fraud is a crime.   If the check is more then $300 bucks you committed felony fraud.
